College Township Commission Reviews Plans for Next Phase of Canterbury Crossing Development


More than two dozen townhomes will be constructed as the next phase of the Canterbury Crossing development near the Centre Hills Country Club golf course, according to plans presented to College Township’s Planning Commission this week.

Developer S&A Homes plans for 26 condominium townhouses for the St. Ives neighborhood of the development to be built on a 5.3-acre tract between Asbury Lane, Brandywine Drive and the golf course property, Evan Heiser, of project engineer PennTerra, said during Tuesday night’s planning commission meeting.

The planned residential plan is similar to one approved around 2008 but that was never constructed, Heiser said.

Townhomes would be grouped into five buildings and would have a similar appearance to the existing units on the north side of Brandywine Drive, with a mix of exterior finishes.

“What exactly they’ll look like is still being worked on but that’s the thought process there,” Heiser said.

Each of the side-by-side units will have its own driveway accessed from Asbury Lane and two-car garage, as well as a 12 foot by 12 foot deck at the rear of townhouse. Existing common parking areas will remain, and the landscaping plan calls for additional headlight screening.

Asbury Lane, which Heiser said was constructed in the late 1990s or early 2000s, has an existing sidewalk and two access points.

Zoning allows for 70% impervious coverage, but the development will be at 37%.

“So there’s going to be quite a bit of green space,” Heiser said.

A stormwater infiltration basin will have outflow to to an existing pipe system through the golf course, and Heiser said an agreement is already in place for discharge. A swale also will be constructed at the rear of the townhomes.

Eight trees will be removed for the stormwater basin and will be replaced elsewhere on the site.

Few outstanding comments from a plan review letter remain to be addressed, Lindsay Schoch, the township’s principal planner, said. Among those are working with Centre County 911 for street addressing and items related to the stormwater management plan.

The planned residential development plan will require approval from College Township Council.

The overall Canterbury Crossing development includes a mix of single-family homes, townhouses and condominium units in the Village at Canterbury, St. Ives and Hamlet neighborhoods.
